What counts as luxury lending
"Luxury" is partly subjective and partly mechanical. The mechanical piece: any loan above the 2026 FHFA high-cost conforming ceiling of $1,249,125is generally a jumbo loan, sold to a portfolio lender rather than Fannie or Freddie. The subjective piece: in most of the country, luxury starts somewhere above a $2M purchase price, with super-jumbo as a separate tier above roughly $3M. Local context matters a lot. A $1.5M home in Manhattan is entry-level; a $1.5M home in most secondary metros is a top-of-market trophy.
The lender pool narrows as the loan amount climbs. Many wholesale jumbo desks cap at $3M. Above that we work with specialty and portfolio lenders that go to $5M, $10M, $20M, and higher. Asset-qualifying and pledged-asset structures also matter more in luxury markets, where buyers often have substantial liquid net worth but tax-efficient (low-reported) income.
