What makes HNW lending different

Documentation complexity

Income is rarely a clean W-2. K-1s, RSU vesting schedules, deferred compensation, partnership distributions, and capital gains all need to be documented, classified, and weighted correctly. The lender choice matters because overlays vary widely on the same agency guidelines.

Pricing is not what most HNW borrowers assume

Liquidity vs leverage tradeoffs

Cash is rarely the optimal source for the down payment. Pledged assets, margin, asset-based qualifying, and timing around a liquidity event each have different cost and tax consequences. The right structure depends on your portfolio, tax bracket, and hold horizon, not on the lender’s default product.

Title and vesting matter

Closing in a revocable trust or a single-member LLC has real benefits for estate planning and asset protection, but lenders apply specific documentation requirements. Doing it wrong forces a re-deed after closing.
