Were you told no somewhere else?

Most lenders impose their own credit-score overlays on top of the actual program requirements. They want a 620 for FHA when HUD's real floor is 500. They want a 580 for VA when the VA itself has NO minimum. They cap DSCR at 660 when our investors go to 600.

We don't add overlays. The report tells you the truth.

  • FHA at HUD minimum. 500 FICO with 10% down, 580 FICO with 3.5% down. Most lenders cut this off at 620 or 640.
  • VA at AUS approval. The VA itself has no minimum. We go to AUS approval with comp factors.
  • DSCR investor at 600. Property cash flow qualifies, not your personal income. No-ratio DSCR is available too - no minimum debt-coverage ratio, so the property doesn't need to cash flow. Still from 600 FICO, no tax returns required.
  • Bank-statement self-employed at 600. 12 or 24 months of deposits, no tax returns. Up to 90% LTV.
