Three Numbers That Actually Matter

1. The interest rate

Note both the rate AND any discount points charged to buy it down. A 6.50% rate with 1.5 points is not the same as 6.50% at par.

2. Lender fees

Section A on Page 2 of your Loan Estimate: origination, processing, underwriting, lender admin. These are the only fees your lender controls.

3. Mortgage insurance

Monthly MI (Conventional) or MIP (FHA). On low-down-payment loans this is a huge swing variable lenders sometimes hide.

Title, appraisal, escrows, taxes, prepaids - those vary by location and are NOT controlled by your lender. Ignore them for the rate-shopping comparison.

Compare the rate plus all lender fees on your Loan Estimate against live wholesale pricing for the same scenario (loan amount, LTV, FICO, occupancy, property type, lock period). If a wholesale lender posts a strictly better combination of rate, lender fees, and mortgage insurance, your quote is not competitive.

What numbers actually matter when comparing mortgage quotes?+

Three: the interest rate, the total lender fees on Page 2 of the Loan Estimate (Section A: Origination Charges), and the monthly mortgage insurance if applicable. Third-party costs like title, appraisal, taxes, and prepaids are not set by your lender and should not drive the comparison.

Should I get multiple Loan Estimates?+
