Fixed rate on the first draw

The rate on your initial draw is fixed for the term you pick. If you draw again later, that draw is priced at the time you take it.

Fee versus rate

Each program offers a few fee levels. A higher fee buys a lower rate. If you plan to keep the balance a long time, the lower rate often wins; for a short payoff, the lower fee usually does.

Keep your first mortgage

Behind an existing mortgage the HELOC is a 2nd lien, so your current rate and payment stay as they are. With no mortgage, it can sit in 1st position. See home equity options.

Important information

  • Rates, payments and fees shown are estimates. They are not an offer of credit or a commitment to lend, are not guaranteed, and are subject to change without notice.
  • All loans are subject to credit approval, property valuation and lender guidelines. Final terms are set by the lending partner.
  • The rate is fixed on the initial draw. Later draws are priced at the time of each draw.
  • Fees are rolled into the loan, so nothing is due out of pocket at closing. On some options the fee comes out of the line, so the cash you receive is the line minus fees. The payment shown is principal and interest; taxes and insurance are not included.
  • HELOCs on a primary home have a 3-day right to cancel.
